This is where homeowners select a building contractor to assist them with their project from the conception. Because of our long trusting reputation, most of our projects start in this fashion. We will work with our designers and architects to help manage the cost, functionality and to guide the project to meet a predetermined budget. We may also work with an existing architect that you have already selected. We do not charge for our time during this process if we are rewarded the building contract. Otherwise, our time is charged at an hourly cost of $90 per hour. The average time this can take is 15 to 20 hours. The planning is well worth the investment to better insure your project's cost and save money. The cost for any designing or architectural drawings is separate and not included. Experience has shown that projects including a contractor at the beginning stages insure more trust, mutual understanding, more control of decisions, and realistic budgets determined beforehand!

Choosing your own Architect and Contractor
Questions to ask & research;
  • How long have they worked in the area?
  • Type of projects they favor?
  • Are there records of complaint with city/state agencies?
  • Past job references.
  • Attitude/workability/personality/service.
  • Are they opposed to working on a design/build project?
  • Is there a feeling of trust with the individual?

During the design of your project, it is important to know that the home will have good appeal and a resale value that would (at least) pay for the improvements should you decide to sell.
